On average, a new roof will typically cost around $4–$5 per square foot ($400–$500 per square) for residential shingle roofs here in Georgia. The cost of a new roof may increase or decrease depending on a wide range of factors, including:

  • The material you choose for your roof
  • The size of your roof
  • The amount of prep work that must be done beforehand (i.e. tear-off or structural improvements)

The main way many customers can reduce the cost of their roof is through an insurance claim. If your roof is covered by insurance, you will likely pay less out of pocket to replace it. However, this depends on the age of your roof, how well it’s been maintained, and the type of damage is covered.

Typical residential roofs in Georgia last for around 15–25 years. However, the lifespan of your roof depends largely on the materials used in its construction as well as overall maintenance. Here are the lifespans of various common types of roof that we see here in Georgia:

  • Shingles – A traditional asphalt shingle roof will typically last for around 15–20 years, while an architectural shingle roof may last for as long as 25–30 years.
  • Wood Shake – Cedar, the most common type of wood shake roof, can last anywhere from 15–30 years. The lifespan of a wood shake roof depends heavily on maintenance.
  • Metal Roofing – Metal roofing can last for 40–70 years or longer. It has increased in usage in the residential roofing industry due to its excellent durability.
  • Tile Roofs – Tile roofs usually last for 50 years at a minimum, and can even outlive their original owners, lasting for longer than a century with regular maintenance.
We recommend doing plenty of research before choosing a roofer in Gainesville. The best roofers will be locally based, have experience in the type of roofing you’re interested in, have good ratings from sources like Google Reviews, and be able to provide references from satisfied customers for their work.
A typical roof replacement takes between 1 and 3 days, depending on the size and complexity of the roof, the weather conditions, and the roofing material. Materials like metal and tile roofing have a more involved installation process, and typically take at least a week to install.
