This Commercial Roof Restoration Saved Our Customer Thousands

In today’s Project Spotlight, we’re sharing a project where the Skyline Contracting team delivered a commercial roof restoration using GAF acrylic roof coating. This solution saved our customer tens of thousands compared to a full roof replacement while extending the life of the roofing system for at least a decade. Let’s take a look at the project.
Background & Client: Pharmacy in Lula, Georgia
For this project, the Skyline Contracting team went out to Lula, Georgia, about 20 minutes northeast of our main office in downtown Gainesville. This was a commercial building that housed a local pharmacy.
Our client had faced numerous challenges with this roof, using a wide range of temporary solutions to address problems and stop leaks that had developed. However, he wanted a longer-term solution that would protect the roof and the property but that wouldn’t cost as much as a replacement. He reached out to our team and we got to work on solving the problem.
The Solution: Commercial Roof Restoration with GAF Acrylic Roof Coating
This client was hoping to get a solution he could rely on for many years, but he didn’t have the spare overhead to afford a full commercial roof replacement. This means our team would need to come up with a fix for the roof that would breathe new life into it while keeping much of the existing substrate.
After completing an initial inspection, we felt confident that commercial roof restoration would be an option for this roof. A commercial roof restoration can deliver longer-lasting results than a roof repair while costing a fraction of what a replacement would be.
In this case, the existing roofing system was generally in good repair and simply needed a good layer of reliable waterproofing material. A roof coating seemed like the best option, and when we presented our findings to our client, he agreed to move forward.

Installing the Roof Coating
Surface prep is important in any roofing project, but especially when it comes to applying a roof coating. The health of the roofing substrate will directly impact the success of the roof coating installed over the top of it, as any moisture, debris, defects, or other problems can prevent good adherence.
The Skyline Contracting team worked efficiently to clean the roof’s surface using roof wash and a pressure washer. We then set about applying fabric reinforcement to seal seams and cracks throughout the roof before proceeding. During this phase, we found a number of metal support beams that were fastened to the roof with bolts. If left untreated, these could create leaks, so our team worked methodically to patch each and every one to provide extra waterproofing before applying the acrylic coating.
Finally, we installed the GAF acrylic roof coating. This product was applied in two layers over the course of two days to ensure maximal water resistance. With the entire system installed, the roof was now well protected—and protected by a renewed 10-year warranty.
